Mortgage advertising is one of the most regulated categories on every major ad platform, and the penalty for getting it wrong ranges from a disapproved ad to a regulatory finding. The good news: the constraints are knowable, and creative built inside them still performs.
Trigger terms and what they require
- Stating a rate, payment amount, term length, or down payment figure triggers additional disclosure requirements under Reg Z.
- If you state a rate, you generally must state the APR with equal prominence.
- Vague terms like 'low payments' avoid the trigger but also convert worse — usually worth the disclosure.

Book a strategy callPlatform rules
- Meta housing-related ads fall under the special ad category: no targeting by age, gender, ZIP or many detailed interests. Plan creative and geography accordingly.
- Google requires advertiser verification for financial services in many regions.
- NMLS ID and Equal Housing Lender identification should appear on landing pages and, where possible, in creative.
Claims you must substantiate
- 'Lowest rates', 'guaranteed approval', 'no closing costs' — each requires proof or qualification, and most should be avoided entirely.
- Closing timelines should reflect actual average performance you can document.
- Testimonials need consent and, in many cases, disclosure of typicality.
What still converts inside the rules
- Speed and certainty of close, backed by real average days-to-close.
- Specific borrower situations: self-employed, first-time buyer, recent credit event.
- Local market expertise and real team faces.
- Payment scenarios presented with full, compliant disclosure.
You can be bold about outcomes and specific about payments as long as trigger terms carry disclosures and every claim is substantiated. Build the checklist into your creative brief.
